How We Approach a Rental Kitchen

We start with the room as it is. If the cabinet boxes are sound, we say so, and a refresh of counters, sink, hardware and lighting may be all the kitchen needs. If the boxes have swelled from a leak nobody reported, we recommend replacing them with plywood, because a rental will see that leak again.

We plan the job backward from your booking calendar. Cabinets and slabs have lead times, so we order early and keep demolition short. In the hottest months we work early in the day and keep the house cooled so materials cure properly.

We talk to your cleaner or property manager if you will let us. They know which cabinet guests never find, which surface always shows fingerprints, and where the extra dish towels end up. That knowledge shapes a better layout than any showroom.

What We Will Not Do

We will not talk you into marble or butcher block for a rental because it photographs well. We will not replace cabinets that only need new doors. And we will not pretend a layout change is cheap, because moving a sink or a wall means plans, a permit and inspections.
